We’ve seen interest rates reach (and STAY at) record lows in recent times and as the saying suggests, must all good times come to an end?

In this video, our Director, Arin Di Camillo, gives us some quick insight into where he thinks rates will go in the near future, what we should expect, and more importantly, how we should approach the current market. He’s also joined by some of our brokers as they discuss trending topics including ‘Is now really the best time to review your loan?’, ‘Is your loan right for you? So should we review our loans now?

There are indeed record low interest rates out there, and yes, there has never been a better time to review your loans. BUT, people are unfortunately getting attracted by low interest rates and sometimes choosing loan products or strategies that can cost them more because they are not right for them

And we’re often hearing stories of people trying to take advantage of the low rates, but instead, getting taken advantage of.

The thing is, regardless of whether you get a good loan or not, the banks (and yes, the brokers), often still get something out of it. And some brokers out there are just laughing, almost literally, all the way to the bank.

Get the BEST deal, not just another loan

So while a lot of brokers will tell you it’s a great time to review loans, and it certainly is, it’s more important to have the right person guide you to the BEST deal for you, rather than just another loan with a ‘lower interest rate’.There’s a catch. Yes, there has never been a better time to review your loans BUT people are getting attracted by low interest rates and sometimes choosing loan products or strategies that can cost them more because they are not right for them. And some brokers are just laughing, almost literally, all the way to the bank. 

Getting it wrong

As a home buyer or a property investor, getting the best financial foundation for your specific circumstance and goals is critical. Too often, people don’t consider it or are not informed which can lead to:

  • Lost savings, 
  • Not getting your dream home,
  • Not being able to achieve your financial goals, or worse;
  • Suffering financially in the longer term.
 Different loan types and products

There are a range of home loan types to suit different needs and circumstances and each bank offers different products for each type! Here are the most common ones:

  • Fixed Rate Loans
  • Variable Rate Loans
  • Investment Loans
  • Home Equity / Line of Credit Loans
  • Interest Only Loans
  • Guarantor Loans
  • Low Doc Loans
  • Non-Conforming Loans

Which is best?

So, to understand if your loan is right for you, or if it is the best time to review your loan, you need to understand how each type of loan benefits what type of situation. On top of that, you’ll also then need to review all the available products for that loan type and to see which one suits your circumstances best. Some types may suit you best, but some products of those types can defeat the benefit of using that type, if they are not suited for your specific circumstances.

 What you should do

It’s not easy, especially if you’re not dealing with loans everyday, to determine which type and product is best for you. Hence, it is always a good idea to speak to trusted experts who:

  1. have strong expertise in loan and finance strategy and 
  2. actually do their best to understand your situation and goals to work in your best interest

All brokers should be doing this, but unfortunately, many don’t and it’s not easy to spot which ones do or don’t.

No cost

The good news is, while there should already generally be no cost to work with a broker, there is also no additional cost to get a good broker who has strong expertise and actually understands your requirements. You just need to find the right one.

In his free time, Vish loves spending time with family and friends and watching any form of sport. A massive West Coast Eagles supporter, one his best memories was being at the winning grand final in 2018!

Jess recently joined the SRF team to assist in coordinating and managing the ever so busy office.

Jess comes from a background in sales and team management, where she has had extensive experience within customer related service roles in other industries such as utility management and information technologies and has been a bright and bubbly addition to the team. Not only does she tackle the day to day organisation of the business, but she is the social media and marketing manager, which is a great part of the SRF culture.

James Franklin

Director of Precision Development management, in-house development advisor

James has delivered over $200m in projects, and been involved in over 1000 property transactions over the last ten years.

James has extensive experience in residential, retail and hospitality construction and development management. He is currently the owner of Precision Development Management, providing independent development management and advice on residential and mixed-use developments across Western Australia.

Shaun Strickland

Director of Property Research Advisory, in-house property research advisor

With over 10 years of experience in the property and development industries and a high level of education with a Masters of Property, Shaun brings with him a keen knowledge of all things property.

This has been recognised with Shaun being interviewed as a property expert in most mainstream media outlets, talking about market movements, and general property advice. He has been involved with over 1,000 property acquisitions since 2011 and has run property research divisions since his early 20s.
